- For Conventional loans, a 95% LTV (5% downpayment)has a maximum loan term of 20 years. A 90% LTV (10% downpayment) has a maximum loan term of 30 years
- For FHA loans on manufactured housing, the LTV is 97% (3% downpayment) for a maximum term of 30 years.
- For refinances, the home must have been built after 1976

- Equity treated the same as cash
- Manufactured homes must be multi-width (no single-wides permitted)
- Homes must be attached to permanent foundation. For FHA loans, a block stem wall is also required.
- They must have at least 600 square feet of gross living area
